Hotel dynamic pricing

What a hotel dynamic pricing strategy actually is

A hotel dynamic pricing strategy is the set of rules that decides what each room type sells for on each date and through each channel. It starts with a base rate and a floor per room type that reflect your position in the competitive set, adds rate levels that move with occupancy and booking pace, layers seasonal, event, day-of-week and lead-time adjustments on top, and closes with restrictions, minimum stays and closed-to-arrival, and channel markups so a Booking.com booking nets the same as a direct one.

Tools like PriceLabs and Revenuenaire Dynamic Pricing execute those rules automatically, but out of the box they run on defaults built for an average property in an average market. The difference between a default configuration and a strategy built for your hotel, room type by room type, is usually 10 to 25 percent of rooms revenue.

Every service on this page delivers that strategy. The PriceLabs session builds it inside the tool you already use. The Revenuenaire setup builds it inside our own engine and runs it every night. Managed pricing maintains it daily as part of outsourced revenue management.

Every hotel strategy covers

  • Base rates and floors per room type
  • Rate levels by occupancy and booking pace
  • Seasonal, event and day-of-week adjustments
  • Lead-time and last-minute rules
  • Minimum stay, CTA and CTD restrictions
  • Length-of-stay pricing and packages
  • Channel markups for OTAs, GDS and direct

FAQ

Hotel pricing strategy questions

What is a hotel dynamic pricing strategy?

The set of rules that decides what each room type should sell for on each date: base rates and floors per room type, rate levels that move with occupancy and booking pace, seasonal and event adjustments, day-of-week and lead-time rules, minimum stays and closed-to-arrival restrictions, and channel markups so every OTA nets the same. A tool executes the rules; the strategy is what makes them right for your hotel.

PriceLabs or Revenuenaire, which should a hotel choose?

If you already use PriceLabs, book the hotel session and keep it. If you want a pricing engine built by revenue managers with a live rate calendar and channel push, and a team that sets it up with you, choose Revenuenaire. Both run the same strategy; the difference is the tool and the level of support.

How is the PriceLabs hotel session priced?

By room types: Starter for 1 to 2 room types at $335, Standard for 3 to 6 at $535, Enterprise for 7 to 10 at $735. Larger properties are quoted. Every room type is covered in the session, and the plans are booked on revenuenaire.com.

Why is the Revenuenaire hotel setup quoted rather than priced?

Hotel inventory varies far more than short-term rentals: room types, rate plans, channel managers and PMS integrations differ property by property. We size the setup after a short conversation and confirm the price before any work starts.

Does the strategy cover restrictions and length of stay?

Yes. Minimum and maximum stays, closed-to-arrival and closed-to-departure, and length-of-stay pricing are part of every hotel strategy, alongside the rate levels themselves.

Can you manage pricing for us after the setup?

Yes. Managed hotel pricing runs daily rate and restriction decisions, weekly pace reviews and monthly reporting as part of outsourced revenue management, on a monthly retainer with no long-term lock-in.
