An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Ajman: Weekend beach demand from Dubai and Sharjah; Eid and UAE National Day long weekends; Ajman Corniche resorts and hotel apartments; Winter sun travel from Europe and the CIS; Al Zorah nature and golf demand. Guests I price for: GCC families and UAE residents on 1 to 3 night weekend beach stays, plus European winter guests booking 7 nights or more. Where I start: Friday and Saturday compression pricing, long-weekend and Eid premiums set months ahead, sea-view versus city-view positioning on the Corniche, and summer floors protected by weekly discounts.
I set up Airbnb, Booking.com and Expedia so weekend rules, holiday premiums and longer-stay discounts match across platforms. In PriceLabs or Wheelhouse I configure Friday and Saturday pricing, UAE public holidays and the Islamic dates that shift each year, so automation reflects Ajman's weekend-driven demand.
The service in general is described on my airbnb revenue forecast page; this page covers how I apply it in Ajman.
