An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Durban: South African school holidays; Durban July horse race; Comrades Marathon; Umhlanga and South Coast beach season. Guests I price for: Domestic families on 5 to 7 night stays, event travellers. Where I start: School-holiday premiums, event weekends, and off-season floors.
I set up Airbnb, Booking.com and LekkeSlaap so school-holiday rules, event premiums and weekly discounts match across platforms. In PriceLabs or Wheelhouse I load the South African school calendars and event dates, then adjust the base rate so off-season months stay profitable without undercutting peak weeks.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Durban.
