An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Antwerp: the diamond district and the world diamond trade; Rubens' house and the Cathedral of Our Lady; the fashion scene of the Antwerp Six, MoMu and the MAS museum; the port's business traffic and the cafes of Het Zuid. Guests I price for: Fashion, diamond and shipping business travellers midweek and culture-led city-breakers at weekends, staying around the Grote Markt, the station quarter and Het Zuid. Where I start: Balancing a corporate weekday base against leisure weekends and lifting rate for fashion and trade events, within Flanders' tourist-accommodation registration decree.
For Antwerp hosts I set up PriceLabs or Wheelhouse with separate weekday and weekend bases, event uplifts for June fashion shows and December, and quieter summer weekdays, keeping Airbnb, Booking.com and Vrbo on the same plan so corporate guests see consistent prices.
The service in general is described on my airbnb revenue forecast page; this page covers how I apply it in Antwerp.
