Guests I price for: Domestic and international leisure travellers on 3 to 7 night stays, plus corporate guests in the CBD. Where I start: New Year's Eve premiums with minimum stays, summer beach pricing, and compliance with the 180-night non-hosted cap.
On Airbnb, Booking.com and Stayz I set up PriceLabs or Wheelhouse with capped-night tracking, New Year's Eve and Vivid premiums, and minimum stays that protect high-value dates, so every night you sell under the cap earns as much as it reasonably can.
