An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Sydney: New Year's Eve harbour fireworks; Vivid Sydney; Mardi Gras and Sydney Festival; Beach season in Bondi, Manly and Coogee. Guests I price for: Domestic and international leisure travellers on 3 to 7 night stays, plus corporate guests in the CBD. Where I start: New Year's Eve premiums with minimum stays, summer beach pricing, and compliance with the 180-night non-hosted cap.
On Airbnb, Booking.com and Stayz I set up PriceLabs or Wheelhouse with capped-night tracking, New Year's Eve and Vivid premiums, and minimum stays that protect high-value dates, so every night you sell under the cap earns as much as it reasonably can.
