An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Krabi: Railay and Phi Phi island tourism; Rock climbing and long-tail boat trips; European winter travel; Phuket overflow. Guests I price for: European and Asian couples and families on 4 to 7 night stays. Where I start: High-season premiums with minimum stays, and monsoon floors.
On Airbnb, Agoda and Booking.com I set up PriceLabs or Wheelhouse with peak minimum stays, monsoon floors and gap rules that suit multi-stop travellers. I also align rates and fees so your listing looks consistent on every channel, and I add longer-stay offers for climbers who base themselves near Railay for a week or more.
