What I plan around in Utrecht: King's Day on 27 April and the surrounding tulip-season travel; the Dom Tower and the two-tiered canal wharf cellars; Utrecht University and its year-round academic calendar; the Miffy heritage of Dick Bruna and the Le Guess Who? music festival. Guests I price for: Culture-led couples and business and academic visitors using Utrecht as a central, calmer alternative to Amsterdam, staying in the canal ring and Museumkwartier. Where I start: Positioning against Amsterdam on value while capturing King's Day and event peaks, and operating strictly within the municipal registration number and night-cap rules for holiday rentals.
I set up pricing so capped nights go to King's Day, tulip weekends, Le Guess Who? and the busiest fair weeks, with weekday rates for academic visitors and weekend premiums for culture-led couples. Airbnb, Booking.com and Vrbo then share the same minimum stays and fees.
