This is my view of Utrecht. Utrecht is a calmer, cheaper alternative to Amsterdam. King's Day, tulip season and events like Le Guess Who? drive peaks, and the university brings academic visitors. Dutch registration and night caps apply. Because the city is central and well connected by train, guests visiting Amsterdam, the tulip fields or other Dutch cities can use it as a base. That is worth highlighting and pricing for.
For a Utrecht owner I compare the full stay cost against Amsterdam, check the registration number and annual night cap, and then build a calendar that prioritises King's Day, autumn events and Jaarbeurs fair weeks. The goal is a clear plan for which nights to sell and at what level.
