Consultant's view

Alaa's take on Japan

“Japan's rental rules are strict and local. The minpaku law caps most private rentals at 180 nights a year, cities like Kyoto add their own restrictions and taxes, and Osaka's special-zone system has its own minimum stays. With record inbound travel and a weak yen, the question is how to spend limited nights well.”

Japan at a glance

Busiest
Late March to April for cherry blossom, Golden Week, and October to November for the autumn colours.
Quietest
January to February and the humid rainy weeks of June.
Dates to price first
  • The cherry-blossom and autumn-colour seasons that book months in advance
  • Golden Week and Obon domestic travel peaks
  • Record inbound tourism driven by a weak yen
  • Anime, gaming and pop-culture events that create pockets of concentrated demand

Rules Alaa checks before pricing a property in Japan

The Housing Accommodation Business Act, known as minpaku, has governed private-home short-stay letting since 2018. It caps such lets at 180 nights per year, requires a notification and a registration number that must be displayed on listings, and lets local governments add stricter rules, as Kyoto does with its own restrictions and minimum-stay expectations. We build the 180-night ceiling directly into the pricing calendar so the highest-value nights are the ones that get used, and we treat licensed hotels and ryokan differently, since they sit outside the minpaku cap.

Rates are set in Japanese yen (JPY) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com, Agoda and the domestic leader Rakuten Travel, with Expedia for hotels.

How Alaa would price a property in Japan

The moves Alaa makes first when a hotel or host in Japan books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for Japan

  1. 1

Confirm the licence type: minpaku, special zone or hotel.

  2. 2

Spend limited nights on cherry blossom, Golden Week and autumn colours.

  3. 3

Include local accommodation taxes in pricing.

  4. 4

Review rates as the yen moves.

  5. 5

    Offer 30-plus-night stays where allowed.

How I price Japan through the year

Revenue management consultant in Japan
  1. January to FebruaryLow

Cities are quiet apart from Lunar New Year visitors from Asia and the Sapporo Snow Festival, so I hold nights back in Tokyo and Kyoto but price Hokkaido powder weeks firmly.

  2. Late March to early MayPeak

Cherry blossom then Golden Week create the tightest stretch of the year, so I open these dates many months ahead at full rate and never use last-minute discounts.

  3. June to mid-JulyLow

The rainy season softens leisure travel, so I keep minimum floors, offer two or three night packages and save the annual night allowance for stronger weeks.

  4. Mid-July to AugustHigh

School holidays, Obon and summer festivals such as Gion Matsuri bring domestic families, so I price festival dates as separate peaks and lift beach and mountain homes.

  5. September to DecemberPeak

Autumn colours and comfortable weather bring heavy inbound demand, so I hold peak pricing for Kyoto and Nikko foliage weeks and keep December weekdays firm in Tokyo.

Where I price Japan differently

Tokyo
A year-round city with event spikes for concerts and conventions; I price by train line and station distance, and keep weekdays steady for business visitors.
Osaka and Kyoto
Kyoto's seasons and local rules are strict, Osaka is more flexible, so I use Osaka for volume and spend Kyoto nights only on peak weeks.
Hokkaido
Niseko and Furano sell winter snow and summer flowers; I price ski weeks to Australian and Asian holiday calendars and keep a softer shoulder.

What I check first in a Japan audit

  1. 1Which licence the property holds and how many of its yearly nights have already been used, because I plan every price decision around that limit, not around occupancy.
  2. 2Whether the listing price matches across Airbnb, Booking.com, Rakuten Travel and Jalan, since domestic guests often book through Japanese portals foreign hosts overlook.
  3. 3How check-in works for overseas guests, including key boxes, house rules in English and the guest registry, because friction here creates poor reviews quickly.
Working with Alaa in Japan

A revenue management consultant, pricing expert and hotel specialist for Japan

One person does the thinking on your account. Choose the kind of help your property in Japan needs; everything is remote, 1-on-1 and scheduled in your time zone.

Independent advice

Revenue management consultant in Japan

For Japanese owners I start with the licence and the night allowance, then decide which weeks deserve those nights and how to price them. We build a yearly plan around cherry blossom, Golden Week, summer festivals and autumn colours, with mid-term options for the quieter months.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Japan

I set up your listing in PriceLabs or Wheelhouse with Japanese public holidays, local festivals and inbound peaks, and I align Airbnb with Booking.com and Japanese portals so the same price and rules appear everywhere. Minimum stays are tuned so the limited nights are not wasted on single gaps.

Hotels & resorts

Hotel revenue management specialist in Japan

From my years in five-star hotels, I help Japanese hotels and ryokan balance domestic and inbound segments, set rate fences for foreign tour groups and domestic members, and plan for the cherry blossom and autumn weeks when rooms sell out months ahead.

FAQ

Questions owners in Japan ask Alaa

How many nights can I rent in Japan?

Usually 180 nights under minpaku, with local limits. Alaa plans the calendar.

Does the weak yen help rentals?

It boosts inbound demand. Alaa reviews rates accordingly.

Should I list my Japan property on Rakuten Travel or Jalan?

If your licence allows it, yes, because many domestic travellers search these portals rather than Airbnb. I keep the same base price and rules on each, adjusting only for each channel's commission, so you add Japanese guests in quieter months without undercutting your inbound bookings.

How do I price my Japanese property when the yen moves?

A weaker yen makes Japan cheaper for foreign guests, so I watch pickup from overseas markets and lift rates when demand responds. If the yen strengthens, I do not cut prices immediately; I first look at whether bookings are actually slowing before adjusting.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Japan?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Japan, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 2 destinations in Japan, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Japanese yen (JPY) revenue.

How do I start with Alaa in Japan, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
