Consultant's view

Alaa's take on Sri Lanka

“Sri Lanka has two monsoons that put its coasts in season at opposite times: the west and south from December to March, and the east from May to September. Surf, safari and hill-country touring add variety. Pricing must follow the coast, not the country.”

Alaa Elhadi, revenue management consultant. Cornell certified, 18 years in hotel and short-term rental revenue.

Sri Lanka at a glance

Busiest
December to March for the west and south coast, and May to September for the east coast.
Quietest
The inter-monsoon and off-coast weeks, which differ between the two coasts.
Dates to price first
  • Two monsoons that bring the west-and-south coast and the east coast to their peaks at opposite times of year
  • Inbound leisure from the UK, Europe, India and China, plus a strong surf and wildlife-safari following
  • Hill-country and cultural-triangle touring that links Kandy, Ella and the ancient cities
  • A recovering long-haul market rebuilding after several disrupted years

Rules Alaa checks before pricing a property in Sri Lanka

Tourist accommodation is registered and classified by the Sri Lanka Tourism Development Authority, which covers guesthouses, boutique hotels and villas, and standard tourism taxes apply to guests on top of the room rate. We price around a property's registration and classification and leave licensing and tax matters to the owner and their accountant.

Rates are set in Sri Lankan rupee (LKR) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Agoda lead, with Expedia and the GDS reaching boutique-hotel demand.

How Alaa would price a property in Sri Lanka

The moves Alaa makes first when a hotel or host in Sri Lanka books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for Sri Lanka

  1. 1

Price the south and west coast for December to March.

  2. 2

Price the east coast for May to September.

  3. 3

Use short stays for touring guests.

  4. 4

Target surfers in Arugam Bay and Weligama.

  5. 5

    Set off-season floors by coast.

Mistakes Alaa fixes most in Sri Lanka

  • One national season.
  • East coast priced on the west coast calendar.
  • Long stays for touring guests.
Alaa's pricing calendar

How I price Sri Lanka through the year

Revenue management consultant in Sri Lanka
  1. December to MarchPeak

The west and south coasts are dry and busy with European winter visitors, so I price Galle, Mirissa and Bentota at their highest and set long minimums over Christmas.

  2. AprilShoulder

Sinhala and Tamil New Year brings domestic family travel to the hills, so I lift Nuwara Eliya and Kandy around the holiday and ease coastal rates.

  3. May to JuneShoulder

The south-west monsoon arrives as the east coast opens, so I move the high rates to Arugam Bay and Trincomalee and lower west coast floors.

  4. July to AugustPeak

East coast surf season and the Kandy Esala Perahera peak together, so I price festival nights in Kandy at the top and hold east coast rates firm.

  5. SeptemberShoulder

The east coast season winds down, so I ease rates there gradually and start opening the west and south coast winter season at confident prices.

  6. October to NovemberLow

Inter-monsoon rain touches most of the island, so I set realistic floors, target slow travellers with weekly stays and protect December dates from early discounting.

Where I price Sri Lanka differently

South and west coast
Galle, Mirissa, Weligama and Bentota peak in the European winter; I price December to March highest and offer long stays in the monsoon.
East coast
Arugam Bay, Pasikudah and Trincomalee peak in the northern summer; I price May to September highest and close or discount in the off months.
Hill country and the Cultural Triangle
Kandy, Ella, Sigiriya and the ancient cities sell touring stays; I keep minimums short and price festival nights and peak months higher.

What I check first in a Sri Lanka audit

  1. 1Whether the property is registered with the Sri Lanka Tourism Development Authority, because registration builds trust with tour operators and guests and is expected for tourist accommodation.
  2. 2Whether the pricing calendar follows the correct coast's season, since a villa in Arugam Bay priced on the Galle calendar sits empty in its own peak.
  3. 3How the listing appears on Booking.com and Agoda as well as Airbnb, since many touring visitors book their whole route there night by night.

Independent advice

Revenue management consultant in Sri Lanka

For Sri Lankan owners I check registration and which coast or region the property depends on, then build a plan that follows its real season rather than a national one. We also look at how touring guests reach you and whether short stays or packages fit your location better.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Sri Lanka

I set up your listing in PriceLabs or Wheelhouse with coast-specific seasons, Perahera and New Year dates and realistic monsoon floors, and keep Airbnb, Booking.com and Agoda aligned so touring guests building a route around the island see one consistent offer.

Hotels & resorts

Hotel revenue management specialist in Sri Lanka

From my five-star hotel background, I help Sri Lankan hotels balance tour-operator contracts from the UK, Europe and the Gulf against direct and OTA demand, plan for the Perahera and festive peaks and manage the opposite seasons of each coast within one sales plan.

FAQ

Questions owners in Sri Lanka ask Alaa

Does Sri Lanka have different seasons by coast?

Yes, the south-west and east peak at opposite times.

When is Arugam Bay busiest?

May to September.

How should I price Kandy during the Esala Perahera?

The procession nights draw large crowds and rooms in Kandy sell out well ahead. I price those nights as the top band of the year with minimum stays, publish the dates as soon as they are announced and keep cancellation terms firmer than usual.

Should I work with tour operators in Sri Lanka?

For many properties, yes, because a large share of visitors travel on driver-guided routes booked through agencies. I set a clear net rate with release dates, so operators can include you in itineraries while you keep the best dates for direct and OTA guests at full price.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Sri Lanka?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Sri Lanka, remotely, with no minimum or maximum portfolio size. Prices are billed in USD and the strategy is built for Sri Lankan rupee (LKR) revenue.

How do I start with Alaa in Sri Lanka, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
