Working with Alaa in Taiwan, at a glance

Alaa Elhadi is an independent revenue management consultant who works 1-on-1 with hotels, serviced apartments, Airbnb hosts and property managers in Taiwan: pricing strategy, PriceLabs and Wheelhouse setup, hotel revenue consulting and channel optimization. Consultant's view

Alaa's take on Taiwan

“Taiwan enforces rules against unlicensed short-term rentals in cities, so licensed homes face less competition. Computex, Lunar New Year and autumn are strong, and business travel supports weekdays. Typhoon season is quieter. Business visitors and regional tourists book at different times, so weekday and weekend pricing should be separate rather than one flat rate. Licensed homes near MRT stations hold the strongest rates.”

Taiwan at a glance

Busiest
October to December, Lunar New Year, and Computex in late spring.
Quietest
July to August typhoon season.
Dates to price first
  • Computex and a broader tech-sector business-travel calendar
  • Lunar New Year and the Lantern Festival
  • Food, night-market and cultural tourism that draws regional visitors
  • Regional business travel from across East Asia

Rules Alaa checks before pricing a property in Taiwan

Short-stay hosting is governed by the homestay rules for minsu, which require a licence and generally restrict legal operation to designated scenic, rural and tourism areas, with limits on the number of rooms, so daily letting of ordinary urban apartments is effectively not permitted. We only take on properties that already hold the correct minsu licence and price them for the demand that licence allows.

Rates are set in New Taiwan dollar (TWD) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Agoda lead, with Expedia reaching hotel and regional demand.

How I price Taiwan through the year

Revenue management consultant in Taiwan
  1. January to February (Lunar New Year and Lantern Festival)Peak

Families travel home and around the island over the Lunar New Year break, so I price the holiday as one block with a minimum stay and open it months ahead.

  2. March to AprilHigh

Spring brings Japanese and Southeast Asian leisure visitors, so I let weekend rates climb steadily and keep Taipei weekdays tied to business demand rather than tourist peaks.

  3. Late May to June (Computex and Dragon Boat Festival)High

I treat Computex week in Taipei as its own event band around Nangang and Xinyi, open it early, and give the Dragon Boat long weekend a separate leisure premium.

  4. July to SeptemberLow

Typhoon risk and heavy heat soften international arrivals, so I protect floors, keep cancellation terms reasonable and lean on domestic summer weekends in Hualien, Yilan and Kenting.

  5. October to DecemberPeak

Cool, dry weather and the National Day long weekend start the strongest leisure run of the year; I raise weekend floors and keep stays short so travellers can add a night.

Where I price Taiwan differently

Taipei
Weekday business and trade-show demand sits alongside weekend food and night-market tourism, so I run separate weekday and weekend logic and treat Xinyi and Nangang as event districts.
Hualien and the east coast
A nature market that depends on road access and weather; I keep flexible terms and modest floors, because closures and typhoons can shift demand within days.
Tainan and Kaohsiung
The warmer south holds up better in winter, so I keep firmer rates from November to March and price Tainan's heritage and food weekends above weekdays.

What I check first in a Taiwan audit

  1. 1Whether the home holds a proper homestay or hotel licence for its exact location, because in Taiwan unlicensed listings get reported and fined, and that answer shapes every channel decision I make.
  2. 2How the listing appears on Agoda, Booking.com and local Taiwanese booking sites, since many visitors from Hong Kong, Japan and Korea never open Airbnb when they plan a Taiwan trip.
  3. 3Distance to a high-speed rail station as well as the metro, because guests often split trips between Taipei, Taichung, Tainan and Kaohsiung and judge value by how easily they move between them.

Independent advice

Revenue management consultant in Taiwan

If you own a licensed home or a small portfolio in Taiwan, I start with the legal position, then map which travellers you really serve: trade-show buyers, Japanese and Hong Kong weekenders, or domestic families on long weekends. From there we build a year plan with a clear target for each month and each segment.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Taiwan

For Taiwan hosts I set up PriceLabs or Wheelhouse around the island's holiday calendar: Lunar New Year blocks, the Dragon Boat and Mid-Autumn long weekends, and typhoon-season floors. I also make sure Airbnb, Agoda and Booking.com rates come from one logic, so no channel quietly undercuts another.

Hotels & resorts

Hotel revenue management specialist in Taiwan

For Taiwan hotels I bring my years in five-star chains to the split between tech-sector corporate accounts, regional leisure groups and domestic weekend travel. We work on Computex and exhibition fences, negotiated corporate rate reviews, and a competitive set built around transit access and district rather than brand tier.

FAQ

Questions owners in Taiwan ask Alaa

Are short-term rentals legal in Taiwan?

Only when properly licensed.

Does Computex matter?

Yes, it is a major business week.

Which public holidays move prices most in Taiwan?

Lunar New Year is the biggest, followed by the long weekends around Tomb Sweeping Day, the Dragon Boat Festival, Mid-Autumn Festival and National Day. Domestic travel jumps on these dates, especially outside Taipei. I check the official holiday calendar every year, because make-up workdays and bridge days change which nights fill first.

Is southern Taiwan a different market from Taipei?

Yes. Tainan, Kaohsiung and Kenting are warmer in winter and lean more on domestic leisure, while Taipei mixes business and city tourism. I give southern homes their own seasonal curve, with winter holding up better and summer weekends driven by Taiwanese families rather than international arrivals.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Taiwan?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Taiwan, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 1 destination in Taiwan, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for New Taiwan dollar (TWD) revenue.

How do I start with Alaa in Taiwan, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
