An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Gran Canaria: Maspalomas, Playa del Inglés and Puerto de Mogán winter sun; Las Palmas city, Las Canteras beach and remote workers; Maspalomas Pride and Carnival; Hiking in the interior around Roque Nublo. Guests I price for: Scandinavian, British and German winter-sun visitors on 7 to 21 night stays, and digital nomads in Las Palmas. Where I start: Long winter stays priced by length, Carnival and Pride premiums, and Canary holiday rental rules.
I set up the pricing tool so winter stays follow a clear ladder for one, two and three weeks, both Pride weeks and Carnival appear as events, Las Palmas flats run their own monthly pricing for remote workers, and the quiet weeks in May and June get sensible floors.
The service in general is described on my airbnb revenue forecast page; this page covers how I apply it in Gran Canaria.
