Working with Alaa in Spain, at a glance

Alaa Elhadi is an independent revenue management consultant who works 1-on-1 with hotels, serviced apartments, Airbnb hosts and property managers in Spain: pricing strategy, PriceLabs and Wheelhouse setup, hotel revenue consulting and channel optimization. Consultant's view

Alaa's take on Spain

“Spain has the most complex licensing map in Europe: HUT in Catalonia, VFT in Andalusia, ETV in the Balearics, VV in the Canaries and VUT elsewhere, plus a national registration number since 2025. Barcelona plans to end tourist flat licences by 2028, and several cities have paused new ones. Demand is strong almost everywhere, but the legal status of each property decides the strategy.”

Spain at a glance

Busiest
June to September on the coasts and islands, with spring and autumn strongest in the cities.
Quietest
November to February on the mainland, offset by the Canaries' warm winter.
Dates to price first
  • Mediterranean and island beach seasons
  • Barcelona, Madrid and Seville city breaks
  • year-round winter warmth in the Canary Islands
  • major fiestas from Feria de Abril to Las Fallas

Rules Alaa checks before pricing a property in Spain

Tourist lets are licensed at regional level, so the scheme name changes with the region: HUT in Catalonia, VFT in Andalusia, ETV in the Balearics, VV in the Canaries and VUT elsewhere, each with a registration number that must appear on listings. A national single registry now issues a mandatory registration number tied to EU rules, and Barcelona has announced it will phase out its tourist-flat licences entirely by 2028.

Rates are set in Euro (EUR) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Vrbo all carry heavy volume, with Expedia strong for coastal and island resorts.

How Alaa would price a property in Spain

The moves Alaa makes first when a hotel or host in Spain books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for Spain

  1. 1

Confirm the regional licence and national registration number for each property.

  2. 2

Plan Barcelona properties around the 2028 phase-out.

  3. 3

Price fiestas like Las Fallas, Feria de Abril and Semana Santa as top bands.

  4. 4

Build winter long-stay rates in the Canaries and southern coasts.

  5. 5

Watch local moratoriums on new tourist flats.

Mistakes Alaa fixes most in Spain

  • Listings without regional or national numbers.
  • No plan for Barcelona's licence phase-out.
  • One national calendar for islands, coasts and cities.
Alaa's pricing calendar

How I price Spain through the year

Revenue management consultant in Spain
  1. January to FebruaryShoulder

The mainland is quiet but the Canaries are in their best months, so I keep island rates firm, add monthly offers for northern Europeans and lower mainland floors carefully.

  2. March to AprilHigh

Las Fallas in Valencia, Semana Santa in Andalusia and the Feria de Abril in Seville each get their own premium block with minimum stays, set months in advance.

  3. May to JuneHigh

Cities and coasts both trade well, so I lift weekend rates, watch San Juan on 23 June along the coast, and stop discounting early summer dates.

  4. July to AugustPeak

Coasts and islands peak, so I use weekly stays for family homes; in Madrid and Seville the heat thins demand, so I soften city rates instead of copying the coast.

  5. September to OctoberHigh

Autumn is often the best city season, so I keep Barcelona, Madrid and Málaga rates strong and treat the October bridge around 12 October as a short peak.

  6. November to DecemberLow

I lower mainland floors, but price the December bridge around the 6th and 8th and the Christmas markets as short peaks rather than leaving them at winter rates.

Where I price Spain differently

Barcelona
With licences scarce and the phase-out ahead, I focus on earning the most from each remaining licensed night, pricing congresses and events above the leisure baseline.
Málaga and the Costa del Sol
A long season with British, Nordic and Spanish guests; I price summer weeks firmly and build winter monthly rates for snowbirds instead of chasing short stays.
Tenerife and the Canary Islands
The opposite curve to the mainland, with winter as the peak; I price December to March firmly and use summer for Spanish family holidays.

What I check first in a Spain audit

  1. 1Which region's rulebook applies and whether the licence number shows on every listing, because a mismatch can get a property delisted before any pricing work pays off.
  2. 2Whether the calendar is built from the right regional holiday list, since each autonomous community has its own festivals, school holidays and bank holidays.
  3. 3How much of the summer is booked by Spanish families compared with foreign guests, because domestic travellers book August later and expect weekly stays on the coast.

A revenue management consultant, pricing expert and hotel specialist for Spain

One person does the thinking on your account. Choose the kind of help your property in Spain needs; everything is remote, 1-on-1 and scheduled in your time zone.

Independent advice

Revenue management consultant in Spain

For owners in Spain, I start by confirming the regional licence and national registration, then review where the property really competes, which regional festivals matter and how the season differs from coast to city, and build a pricing plan you understand.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Spain

For Spanish hosts I configure PriceLabs or Wheelhouse with a separate calendar for each region, premium blocks for the big fiestas, weekly rules for coastal summers and long-stay offers for the Canaries in winter, keeping Airbnb and Booking.com aligned. Each listing also carries its licence number, so no channel shows a property that cannot legally sell.

Hotels & resorts

Hotel revenue management specialist in Spain

Using my five-star hotel revenue background, I help Spanish hotels balance tour operators, OTAs and direct bookings, plan congress dates in Barcelona and Madrid, and set different strategies for resort hotels and city hotels instead of one national rate plan.

FAQ

Questions owners in Spain ask Alaa

What licence do I need for a tourist rental in Spain?

It depends on the region, plus the national registration number. Alaa checks both for each property.

Is Barcelona ending tourist apartment licences?

The city plans to phase them out by 2028. Alaa helps owners maximise the remaining years and plan ahead.

Should I offer long stays in the Canary Islands in winter?

Often yes. Northern Europeans come for weeks or months between November and March, and they value a fair monthly rate. I keep shorter stays for the holiday peaks, such as Christmas and Carnival, and use monthly pricing for the quieter winter weeks around them.

Does every Spanish region have the same holidays?

No. National holidays apply everywhere, but each autonomous community adds its own, and cities have local fiestas too. I build each property's calendar from its own region and city, so a Valencia apartment and a Seville flat never share the same peak dates.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Spain?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Spain, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 19 destinations in Spain, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Euro (EUR) revenue.

How do I start with Alaa in Spain, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
