An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Aarhus: NorthSide Festival each June; the Aarhus Festuge festival week spanning late August and September; ARoS art museum with its rainbow panorama and the Den Gamle By open-air town; family trips to Legoland Billund and the painted houses of Skagen. Guests I price for: Scandinavian and German couples, families and conference guests staying in the Latin Quarter and around the harbour docklands. Where I start: Concentrating premiums into the short bright summer and festival weeks while observing Denmark's home-sharing day caps and the CPR-linked registration rules for private lets.
For Aarhus hosts I set up PriceLabs or Wheelhouse so the limited rental nights go to the strongest weeks: NorthSide, Festuge, Smukfest and July family stays. I add longer minimums for family homes and keep Airbnb, Booking.com and Vrbo on the same plan.
