An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Jersey: Beaches and coastal walks; Food and seafood tourism; Finance-sector business travel; Battle of Flowers in Jersey. Guests I price for: UK and French visitors on 3 to 7 night stays and finance business travellers. Where I start: Summer premiums, weekday business rates and island tourism registration rules.
I configure the pricing tool with separate island calendars, Liberation Day, the Battle of Flowers and the air display loaded as events, and minimum stays that tighten in summer. I also set weekday business pricing that rises and falls with demand, rather than one static midweek rate.
The service in general is described on my airbnb revenue forecast page; this page covers how I apply it in Jersey.
