Consultant's view

Alaa's take on the Philippines

“The Philippines needs three strategies: corporate condos in Makati and BGC, dry-season beach holidays in Boracay and Cebu and the Christmas return of overseas Filipinos. Boracay manages visitor numbers carefully, so accredited properties have an advantage. The rainy season is slower.”

Alaa Elhadi, revenue management consultant. Cornell certified, 18 years in hotel and short-term rental revenue.

The Philippines at a glance

Busiest
December to May dry season, with Holy Week and the Christmas period at their busiest.
Quietest
June to October rainy season, when floor pricing protects occupancy.
Dates to price first
  • The December to May dry season and the beach-holiday demand it drives to Boracay and Cebu
  • The Balikbayan Christmas wave of returning overseas Filipinos
  • Business-process-outsourcing corporate travel to Makati and Bonifacio Global City
  • Festivals such as Sinulog and a strong domestic long-weekend habit

Rules Alaa checks before pricing a property in the Philippines

The Philippines has no national short-stay cap; regulation runs through local government units and the by-laws of individual condominium corporations, many of which set their own rules on daily letting, while the Department of Tourism offers voluntary accreditation. Destinations such as Boracay also operate carrying-capacity and environmental rules following the island's rehabilitation. We price to the LGU and building rules that apply to each address and leave accreditation and homeowner-association approvals to the owner.

Rates are set in Philippine peso (PHP) and priced for net revenue after channel fees. Channels: Airbnb, Booking.com and Agoda lead, with Expedia reaching condo and hotel demand.

How Alaa would price a property in the Philippines

The moves Alaa makes first when a hotel or host in the Philippines books a session, and the errors he corrects most often. Every one is set up inside your own pricing tool, so it keeps working after the call.

Alaa's pricing playbook for the Philippines

  1. 1

Set weekday corporate rates in Manila.

  2. 2

Price December to May beach season.

  3. 3

    Price Christmas for balikbayan visits.

  4. 4

    Confirm accreditation on Boracay.

  5. 5

    Lower rainy-season floors.

Mistakes Alaa fixes most in the Philippines

  • Manila priced like beach areas.
  • Christmas underpriced.
  • Accreditation ignored.

How I price the Philippines through the year

Revenue management consultant in Philippines
  1. JanuaryHigh

Sinulog in Cebu and the tail of the holidays keep demand up, so I price festival weekends in Cebu firmly and ease rates in Manila after New Year.

  2. February to MayPeak

Dry weather and Holy Week drive beach demand, so I price Boracay, Palawan and Cebu at their highest and set minimum stays over Easter.

  3. June to OctoberLow

Rainy season and typhoon risk slow beach travel, so I set floors for beach homes and focus Manila on corporate weekdays and monthly stays.

  4. NovemberShoulder

Weather improves and Christmas bookings start, so I open the festive season early and lift rates gradually.

  5. DecemberPeak

Balikbayan visitors and holiday travel fill homes, so I price the Christmas to New Year stretch highest with long minimum stays.

Where I price the Philippines differently

Manila
Makati and Bonifacio Global City carry corporate demand; I price weekdays firmly and offer monthly rates for outsourcing and expat staff.
Boracay
A managed island with strong dry-season demand; I price Holy Week and Christmas at the top and keep accreditation visible.
Cebu
Beach resorts and Sinulog demand; I price the festival and dry season firmly and offer value during the rains.

What I check first in a the Philippines audit

  1. 1Whether condo management and the local government allow short stays, because many Manila towers restrict them and rules can change quickly.
  2. 2How the listing performs on Agoda as well as Airbnb, since Agoda is a major channel for domestic and regional travellers in the Philippines.
  3. 3Whether the property has backup power and reliable internet, because power and signal outages during the rainy and typhoon season can quickly damage reviews.

Independent advice

Revenue management consultant in the Philippines

For Philippine owners I check building and local rules, then separate city and beach strategies. We plan for Holy Week, Christmas and festival peaks and set clear corporate and monthly rates for Manila, so each property has a strategy that fits its real guests.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in the Philippines

I set up your listing in PriceLabs or Wheelhouse with Philippine holidays, Holy Week, Sinulog and balikbayan dates, and I keep Airbnb, Agoda and Booking.com aligned so domestic, regional and overseas Filipino guests all see the same rate and rules.

Hotels & resorts

Hotel revenue management specialist in the Philippines

From my five-star hotel background, I help Philippine hotels manage corporate, outsourcing and leisure demand, set rate fences for Holy Week and Christmas and decide how much to rely on wholesale partners for beach resorts, so the strongest dry-season dates stay available for direct and higher-paying guests.

FAQ

Questions owners in the Philippines ask Alaa

Is Manila a business market?

Yes, corporate and outsourcing travel drive weekdays.

When are the beaches busiest?

December to May.

Should I price for long weekends in the Philippines?

Yes. Filipinos travel heavily on long weekends, especially to beaches and nearby provinces. I check the official holiday proclamations each year, since some dates move or are declared at short notice, and price those weekends higher with two-night minimums while keeping midweek rates unchanged.

Is Agoda important for Philippine rentals?

Very much. Agoda is widely used by Filipino and Asian travellers and often brings bookings that Airbnb misses, especially for city condos and island resorts. I make sure rates, fees and minimum stays match there and on Booking.com, so you widen your reach without undercutting any channel.

Does Alaa Elhadi consult for hotels and Airbnb hosts across the Philippines?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout the Philippines, remotely, with no minimum or maximum portfolio size. He has dedicated market pages for 1 destination in the Philippines, and the same approach works for any town or region not listed. Prices are billed in USD and the strategy is built for Philippine peso (PHP) revenue.

How do I start with Alaa in the Philippines, and what does it cost?

Start a chat or book a session online. One-time PriceLabs strategy sessions are priced by your exact listing count from $125; managed plans start at $225 a month; hotel consulting is quoted per property; Revenuenaire Dynamic Pricing software is from $17.99 per listing per month. There is no minimum or maximum portfolio size.
