An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Manila: Boracay and Cebu beach season; Balikbayan Christmas travel; Business process outsourcing corporate travel; Sinulog and festivals. Guests I price for: Domestic families and regional travellers on 3 to 5 night stays, corporate guests in Makati and BGC. Where I start: Dry-season premiums, Christmas minimum stays, and condo positioning in Makati and BGC.
On Airbnb, Agoda and Booking.com I configure PriceLabs or Wheelhouse with Holy Week and Christmas overrides, rainy-season floors and monthly discounts for corporate guests in BGC and Makati, keeping rates, fees and minimum stays aligned across every channel so no listing undercuts another during Holy Week or Christmas.
