Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results. It goes further than a pricing tool: I review the strategy as demand, events and your own pace change, and I explain every change I make.
What I plan around in Denver: Ski resorts and Epic and Ikon pass traffic; Red Rocks concert season; Broncos games and Denver conventions; Summer hiking and rafting. Guests I price for: Ski groups booking 4 to 7 nights, summer families, and Denver corporate guests midweek. Where I start: Two distinct seasonal curves (ski and summer) with mud-season floors, holiday-week premiums from Christmas to Presidents' Day, and gap rules for orphan nights between ski bookings.
In PriceLabs or Wheelhouse I set separate seasonal curves for ski and summer, add Stock Show, Red Rocks and festival dates as custom events for Denver homes, and use gap rules and mud-season settings for mountain properties so April does not inherit February logic.
