Airbnb revenue management is the ongoing work of pricing every night, setting stay rules, managing channels and reporting results. It goes further than a pricing tool: I review the strategy as demand, events and your own pace change, and I explain every change I make.
What I plan around in Lake Balaton: the Balaton Sound and STRAND festivals on the south shore; the party resorts of Siofok against genteel Balatonfured; Tihany's abbey, lavender fields and the Badacsony wine hills; the Festetics Palace at Keszthely and lakeside spa bathing. Guests I price for: Hungarian and central-European families on the north shore and a younger festival and party crowd around Siofok, mostly on week-long summer lets. Where I start: Extracting steep July and August premiums and festival-week surges in a highly seasonal lake market, extending the warm shoulder, and registering every let in the NTAK accommodation system.
In PriceLabs or Wheelhouse I set weekly summer stays, festival premiums for Zamárdi and spa weekends for Hévíz. Airbnb, Booking.com, Vrbo and Expedia then follow one plan, so the home fills in summer without short gaps and earns sensibly in spring and autumn.
