An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Menorca: Festes de Sant Joan horse festival; Cami de Cavalls coastal path; turquoise calas like Macarella and Turqueta; UNESCO Biosphere Reserve status. Guests I price for: families and couples on seven-night stays based around Ciutadella, Mao and the south-coast calas. Where I start: a short but intense summer season, the Balearic ETV tourist-licence cap that limits legal supply, and seven-night minimum stays that suit island changeover days.
I configure your Airbnb, Booking.com, Vrbo and Expedia pricing with Sant Joan and the Festes de Gracia as premium dates, weekly summer stays with fixed changeovers and flexible spring and autumn stays for walkers on the Cami de Cavalls, and the licence number shown the same way on every listing.
