Guests I price for: New England families on week-long lakefront stays around Meredith, Wolfeboro and Gilford, plus motorcycle-rally visitors in June. Where I start: Weekly summer minimums on waterfront homes, Bike Week surge pricing, and off-season monthly rates that carry large houses through winter.
In PriceLabs or Wheelhouse I set Saturday changeovers for July and August, Motorcycle Week as its own event with deposits, foliage weekends and winter monthly pricing. Airbnb, Vrbo and Booking.com then show identical frontage descriptions, tax handling and minimum stays.
