An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Lake Winnipesaukee: Summer lakefront boating and swimming; Laconia Motorcycle Week; Autumn foliage around the lake; Mount Washington cruises from Weirs Beach. Guests I price for: New England families on week-long lakefront stays around Meredith, Wolfeboro and Gilford, plus motorcycle-rally visitors in June. Where I start: Weekly summer minimums on waterfront homes, Bike Week surge pricing, and off-season monthly rates that carry large houses through winter.
In PriceLabs or Wheelhouse I set Saturday changeovers for July and August, Motorcycle Week as its own event with deposits, foliage weekends and winter monthly pricing. Airbnb, Vrbo and Booking.com then show identical frontage descriptions, tax handling and minimum stays.
