An Airbnb revenue forecast is a month-by-month projection of occupancy, ADR and revenue for one property, set beside comparable listings. Buyers use it to test a purchase, operators use it to check an arbitrage lease, and hosts use it to set targets for a live listing.
What I plan around in Reykjavík: Midnight-sun summer travel; Northern Lights and winter tours; Iceland Airwaves in November; Stopover programmes via Keflavík. Guests I price for: North American and European travellers on 3 to 5 night stays before Ring Road or Golden Circle trips. Where I start: Two seasonal peaks with shoulder floors, stopover-length pricing, and the 90-day home-sharing limit.
In PriceLabs or Wheelhouse I load summer and winter seasons, Airwaves, Pride, Culture Night and New Year's Eve as events and set short stays for travellers. Airbnb and Booking.com then follow the same rules, so the property fills both peaks without long gaps.
