Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in Reykjavík: Midnight-sun summer travel; Northern Lights and winter tours; Iceland Airwaves in November; Stopover programmes via Keflavík. Guests I price for: North American and European travellers on 3 to 5 night stays before Ring Road or Golden Circle trips. Where I start: Two seasonal peaks with shoulder floors, stopover-length pricing, and the 90-day home-sharing limit.
Reykjavík sells mostly through Airbnb and Booking.com. In PriceLabs or Wheelhouse I load summer and winter seasons, Airwaves, Pride, Culture Night and New Year's Eve as events and set short stays for travellers. Airbnb and Booking.com then follow the same rules, so the property fills both peaks without long gaps.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in Reykjavík.
