Where I start: capturing Lisbon overspill at calmer coastal rates, Alojamento Local (AL) registration with tighter rules in Sintra's historic core, and shoulder-season strength that softens the winter dip.
I set up your pricing with spring garden season, summer beach weeks, the Estoril Open and the festive nights as separate bands, plus three-night minimums where couples typically stay that long. All three channels, Airbnb, Booking.com and Vrbo, carry identical stay rules, cleaning fees and municipal tax.
