An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Rome: Easter and papal events; Jubilee and Vatican pilgrimages; Summer inbound from the US; Autumn conference season. Guests I price for: International leisure travellers of 3 to 5 nights, concentrated in Centro Storico, Trastevere and Prati. Where I start: Easter and Holy Week premiums, high-season minimum stays, and August pricing that reflects the local exodus rather than assumed summer demand.
I set up your pricing on Airbnb, Booking.com and Vrbo with Easter, papal and sporting dates loaded early, minimum stays that tighten in spring and loosen in August, and a weekday curve that suits conference visitors near La Nuvola and the centre.
