An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Douro Valley: Port wine vindima harvest; quinta wine tourism; Douro river cruises; terraced UNESCO vineyard landscape. Guests I price for: wine tourists and couples on 2 to 4 night stays at quintas around Pinhao, Peso da Regua and the river valley. Where I start: harvest-season premiums at the quintas, an autumn colour shoulder that extends the wine calendar, and AL registration for rural Douro holiday lets.
I set up your pricing with harvest, autumn and spring weekends as separate bands, plus two-night minimums and clear premiums for pools and river views. Airbnb, Booking.com and Vrbo then follow the same rules, and I make sure wine experiences are described clearly.
