What I plan around in Washington: National Cherry Blossom Festival; Inaugurations and national events; Congressional calendar and government travel; Museum and school-trip tourism. Guests I price for: Families and school groups in spring, government and association travellers midweek, on 2 to 4 night stays in Capitol Hill, Dupont and Navy Yard. Where I start: Cherry-blossom and event premiums, weekday government-rate positioning, and 30-day minimum strategies where the home-sharing licence limits short stays.
For DC hosts I set up PriceLabs or Wheelhouse so cherry blossom pricing follows the bloom forecast, session weekdays lift, recess months shift to 30-night stays, and Furnished Finder handles interns and contractors. Airbnb, Vrbo and Booking.com then carry the same rates and stay rules.
