An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Asheville: Autumn foliage on the Blue Ridge Parkway; Biltmore Estate and Christmas season; Craft-beer and food tourism; Wedding and retreat travel. Guests I price for: Couples and groups from the Southeast on 2 to 4 night stays, families in summer. Where I start: October premiums with minimum stays, cabin and view positioning, and winter floors that hold rate.
For hosts I set up your pricing tool with leaf season by elevation, Biltmore Christmas and wedding weekends as events, longer summer stays and weekday discounts in winter. Cabin and in-town listings get separate comp sets, and I review pace more often while regional demand settles.
