Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in The Albanian Riviera: the turquoise beaches of Ksamil, Dhermi and Himare; Tirana's Blloku nightlife, Skanderbeg Square and the Bunk'Art bunkers; the UNESCO ruins of Butrint and the Llogara Pass drive; summer beach festivals along the Ionian coast. Guests I price for: Budget-conscious young couples and groups on the coast in high summer and weekend city-breakers in Tirana, on stays of two to seven nights. Where I start: Riding a fast-growing, value-led market with steep summer coastal premiums against a flatter Tirana city curve, and registering lets as the country's tourism rules formalise.
The Albanian Riviera sells mostly through Airbnb, Booking.com, Vrbo and Expedia. For Albanian hosts I configure PriceLabs or Wheelhouse with separate coastal and city logic: steep July and August bands with longer minimums on the Riviera, a flatter weekend-led curve in Tirana, and clean euro pricing so Airbnb and Booking.com quote the same total.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in The Albanian Riviera.
