An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in The Albanian Riviera: the turquoise beaches of Ksamil, Dhermi and Himare; Tirana's Blloku nightlife, Skanderbeg Square and the Bunk'Art bunkers; the UNESCO ruins of Butrint and the Llogara Pass drive; summer beach festivals along the Ionian coast. Guests I price for: Budget-conscious young couples and groups on the coast in high summer and weekend city-breakers in Tirana, on stays of two to seven nights. Where I start: Riding a fast-growing, value-led market with steep summer coastal premiums against a flatter Tirana city curve, and registering lets as the country's tourism rules formalise.
For Albanian hosts I configure PriceLabs or Wheelhouse with separate coastal and city logic: steep July and August bands with longer minimums on the Riviera, a flatter weekend-led curve in Tirana, and clean euro pricing so Airbnb and Booking.com quote the same total.
