An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Doha: Qatar Grand Prix; Web Summit Qatar; International sporting events; Stopover travel via Hamad International. Guests I price for: Event travellers, corporate guests and stopover visitors on 1 to 4 night stays around West Bay, The Pearl and Lusail. Where I start: Event premiums, stopover-length pricing, and summer floors that keep listings profitable in low season.
I set up Airbnb, Booking.com and Expedia with event pricing loaded months ahead, single-night stopover rules that still cover cleaning, and metro-based positioning in the listing text. In PriceLabs or Wheelhouse I add manual event overrides, because big Doha events are rarely picked up early enough by automated demand signals.
The service in general is described on my airbnb pricing strategy page; this page covers how I apply it in Doha.
