An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.

Guests I price for: European and domestic leisure travellers staying 5 to 14 nights in the Atlantic Seaboard, City Bowl and Constantia. Where I start: A steep summer-to-winter spread with weekly discount ladders, currency-aware pricing for overseas guests, and winter minimum-stay reductions.
I set up Airbnb, Booking.com, Vrbo and LekkeSlaap with matching rules, so domestic and international guests see consistent pricing. In PriceLabs or Wheelhouse I build the summer seasons, event dates and winter minimum-stay changes, and review the weekly and monthly discounts so they suit long stays without undercutting peak weeks.
