An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Riyadh: Riyadh Season; LEAP and Future Investment Initiative; Formula E and Riyadh Comedy Festival; Business travel tied to Vision 2030 projects. Guests I price for: Domestic and GCC business travellers, event visitors and families, often booking 2 to 5 nights. Where I start: Event-calendar pricing, business midweek strategies, and licensed short-stay positioning under Ministry of Tourism rules.
I set up Gathern, Airbnb, Booking.com and Expedia so weekends, events and monthly stays work the same across channels. In PriceLabs or Wheelhouse I configure the Saudi weekend, Hijri holidays and event overrides for Riyadh Season, LEAP and FII, because the tools need local rules to price this city properly.
