An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Abu Dhabi: Abu Dhabi Grand Prix at Yas Marina; Yas Island theme parks; ADNEC events and IDEX; Saadiyat Island beach season. Guests I price for: Families and F1 travellers, plus corporate guests tied to energy and government sectors. Where I start: Grand Prix and holiday premiums, Yas and Saadiyat positioning versus hotels, and summer long-stay strategies.
I set up Airbnb, Booking.com and Expedia with consistent rules for families, event visitors and long stays. In PriceLabs or Wheelhouse I load the Grand Prix, the ADNEC exhibitions and the Islamic holidays, and set summer monthly pricing so the home keeps earning when the city is quiet.
