An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Manama: Bahrain Grand Prix; Saudi weekend visitors; Business travel to the financial sector; Spring of Culture festival. Guests I price for: GCC weekenders on 1 to 3 night stays and corporate guests midweek. Where I start: Grand Prix premiums, weekend pricing for causeway traffic, and corporate midweek rates.
I set up your Airbnb, Booking.com and Expedia pricing so weekday and weekend rules run separately, with the Grand Prix loaded early and Ramadan handled as its own season.
