An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Jeddah: Jeddah Season and Red Sea Film Festival; Saudi Arabian Grand Prix; Umrah and pilgrimage travel; Red Sea beach and diving. Guests I price for: Domestic and GCC families, pilgrims on multi-night stays, and event travellers. Where I start: Event and Ramadan-season pricing, family-size positioning, and licensed short-stay compliance.
I set up Gathern, Airbnb, Booking.com and Expedia so prices and stay rules match everywhere. In PriceLabs or Wheelhouse I configure Hijri-based seasons that move each year, extra-guest pricing for big families and weekend rules for Thursday and Friday nights, so the automation reflects how Saudi guests travel.
