An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Dubai: New Year's Eve fireworks at Burj Khalifa; GITEX, Gulfood and other DWTC exhibitions; Dubai Shopping Festival; Winter sun travel from Europe, the UK and the CIS. Guests I price for: International leisure and business travellers of 3 to 7 nights across Downtown, Marina, JBR and Palm Jumeirah, plus long-stay winter residents. Where I start: DTCM holiday-home pricing, exhibition premiums loaded a year ahead, Eid and Ramadan adjustments, and summer floors with longer minimum stays.
I set up Airbnb, Booking.com, Vrbo and Expedia so fees, minimum stays and events match across channels. In PriceLabs or Wheelhouse I load the DWTC exhibitions, festive dates and Islamic holidays, and configure building-level comps so your pricing reflects the competition guests actually compare you with.
