Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Lake Lanier. Lake Lanier is Atlanta's lake, so demand follows Atlanta's weekend calendar. Summer Saturdays, the Fourth of July and Labor Day fill quickly with families and friend groups who care about the dock, the swim area and how far the house sits from a marina. Because the Corps of Engineers controls the shoreline, every home's water access is different, and I price that access more than the square footage. Winter is quiet apart from the holiday lights at Lanier Islands.
With a Lake Lanier owner I look at the dock, the cove and the drive from Atlanta before anything else, then we set summer minimums, Fourth of July rules and winter floors around them. I explain why each change makes sense so you can keep the plan going after our sessions end.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Lake Lanier.
