Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of New York City. New York is the market where I spend more time on compliance than on rates. Since Local Law 18, a whole apartment rented for under 30 nights is simply not a product, so the real decision is which lane you are in: a registered, host-present room with two guests, or a furnished 30-night rental. Pricing each lane well is very different, and most listings I review are still priced as if 2022 never ended.
For a New York owner, I start by settling which legal lane the home fits, hosted room or 30-night rental, and then rebuild prices, rules and channels around that single answer. You get a calendar with named event dates, a monthly rate ladder if needed, and a clear view of who you actually compete with.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in New York City.
