This is my view of Las Vegas. Las Vegas is priced by the convention calendar more than by the season. CES, SEMA, NAB and the Grand Prix move every home in the valley, and those dates are known a year ahead. Before any pricing, though, I check where the home is, because Clark County, the City of Las Vegas and Henderson each regulate short stays differently, and a great rate on a listing that should not exist is not a strategy.
For Las Vegas owners I start with which jurisdiction licenses the home, then score every date of the year by what is happening at the Convention Center, T-Mobile Arena and Allegiant Stadium. The plan that comes out treats a quiet July Saturday and a SEMA Tuesday as very different nights, which is how this city actually books.
