Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in Los Angeles: Award season and studio production travel; Coachella spill-over in April; Summer beach demand in Santa Monica and Venice; Conventions and sports at Downtown and Inglewood venues. Guests I price for: Mixed leisure, entertainment-industry and family groups, with long weekend patterns and a growing mid-term (30-plus-night) segment. Where I start: Neighborhood-level base pricing (Westside vs. Hollywood vs. Downtown), orphan-gap rules for Sunday to Thursday, and mid-term rate cards where the home-sharing ordinance limits short stays.
Los Angeles sells mostly through Airbnb, Vrbo, Booking.com and Furnished Finder. In PriceLabs or Wheelhouse I build separate profiles for beach homes, Hollywood stays, east-side homes and mid-term units, with stadium, award-season and graduation dates loaded as events. Airbnb, Vrbo and Booking.com carry the nightly calendar, while Furnished Finder carries a thirty-night rate card that never clashes with it.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in Los Angeles.
