Consultant's view

Alaa's take on Costa Rica

“Costa Rica sells nature, surf and wellness mainly to North Americans. Guanacaste beaches and Manuel Antonio lead the dry season, Christmas and Easter are highest and the green season is quieter but workable with retreats. Guests usually base in one region for a week.”

Costa Rica at a glance

Busiest
December to April dry season, with Christmas and Easter the highest weeks.
Quietest
September to October green (rainy) season.
Dates to price first
  • North American winter travel through the dry season
  • Guanacaste beach demand around Tamarindo, Nosara and Papagayo
  • Eco-tourism in Manuel Antonio and La Fortuna
  • Surf, wellness and yoga-retreat travel

Rules Alaa checks before pricing a property in Costa Rica

Costa Rica regulates non-traditional lodging offered through digital platforms under a national law overseen by the Instituto Costarricense de Turismo (ICT), which requires such rentals to register with the ICT and comply with the applicable tax rules. Value Added Tax applies to accommodation services. Registration with the ICT is the key national compliance step, and we set calendars up to operate within it while capturing the dry-season peak.

Rates are set in The Costa Rican colon (CRC) is the local currency, but tourism, particularly villa and beach rentals, is very commonly priced and paid in US dollars, which are widely accepted. Dollar pricing removes most currency risk from the calendar for internationally facing properties. and priced for net revenue after channel fees. Channels: Airbnb, Vrbo and Booking.com carry most demand, with Vrbo strong for the Guanacaste and Manuel Antonio villa market..

  • Short stays in peak.
  • Green season priced like dry.

How I price Costa Rica through the year

Revenue management consultant in Costa Rica
  1. Mid-December to early JanuaryPeak

Christmas and New Year are the top weeks, so I open them early with week-long minimums and avoid discounting, since North American families plan far ahead.

  2. January to AprilHigh

The dry season keeps demand strong, so I hold rates firmly and price Semana Santa as a major domestic peak with minimum stays.

  3. May to JuneShoulder

The green season begins, so I lower floors gently and target wellness retreats and longer stays to fill the quieter weeks.

  4. July to AugustHigh

Costa Rican school holidays and the drier spell in July lift demand, so I price those weeks above the green-season baseline.

  5. September to NovemberLow

The Pacific is wet, but the Caribbean coast is often at its best, so I price Puerto Viejo firmly and lower Pacific floors honestly.

Where I price Costa Rica differently

Guanacaste
Beach and surf towns like Tamarindo and Nosara; I price the dry season firmly and use retreats to fill the green months.
Manuel Antonio and the central Pacific
Rainforest and beaches near San José; I price for families and couples on week-long stays and keep holiday weeks firm.
Caribbean coast (Puerto Viejo)
A different rhythm with drier weather in September and October; I price those months firmly when the Pacific is quiet.

What I check first in a Costa Rica audit

  1. 1Whether the listing explains which airport is closest, since Liberia serves Guanacaste and San José serves the central Pacific, and guests plan routes around that.
  2. 2How the property compares with boutique hotels and retreat centres nearby, because many guests weigh a rental against a wellness package or resort stay.
  3. 3Whether the calendar includes Semana Santa and Costa Rican school holidays, since domestic demand fills beaches on those dates regardless of the season.

Independent advice

Revenue management consultant in Costa Rica

For owners in Costa Rica, I review how your property competes in its region, check registration and taxes, and plan the year around the dry season, holiday weeks, Semana Santa and the green season. You get a regional plan that uses the different weather on each coast.

Airbnb, Vrbo & Booking.com

Airbnb pricing expert in Costa Rica

For Costa Rican hosts I set up PriceLabs or Wheelhouse with weekly minimums in peak season, Semana Santa as a domestic peak, retreat-friendly green-season settings and separate curves for the Pacific and Caribbean coasts, keeping Airbnb and Vrbo aligned on the same base rate.

Hotels & resorts

Hotel revenue management specialist in Costa Rica

From my years in five-star hotels, I help Costa Rican hotels and lodges balance leisure, wellness and group demand, plan rate fences for holiday weeks, and choose comp sets that reflect whether guests come for beaches, surf or rainforest. Retreat groups get rate structures that fill the green season without undercutting peak pricing.

FAQ

Questions owners in Costa Rica ask Alaa

When is peak season in Costa Rica?

December to April.

Is the green season worth pricing for?

Yes, with retreats and lower floors.

Is the Caribbean coast of Costa Rica busier in autumn?

Often yes. While the Pacific side is at its wettest in September and October, the Caribbean coast around Puerto Viejo tends to be drier. I price Caribbean properties firmly in those months instead of copying the green-season discounts used on the Pacific.

Does Semana Santa affect Costa Rican beach pricing?

Very much. It is one of the biggest domestic holidays, and Costa Rican families fill the beaches, especially in Guanacaste and the central Pacific. I price those dates as a peak with minimum stays, separate from the North American holiday weeks.

Does Alaa Elhadi consult for hotels and Airbnb hosts across Costa Rica?

Yes. Alaa works 1-on-1 with hotels, resorts, serviced apartments, Airbnb hosts and property management companies throughout Costa Rica, remotely, with no minimum or maximum portfolio size.
