Hotel revenue management consulting is an independent review followed by a plan. I look at 12 to 24 months of your own data, shop your comp set, and find where rates, restrictions or channels are costing you money. Unlike outsourcing, I do not make your daily decisions; your team does, with a better plan.
This is my view of Fire Island. Fire Island runs on ferries, wagons and summer shares, so I price it as a seasonal product first and a nightly product second. A full season, a half season or a group share for July and August is often sold by late winter, and only what is left goes onto Vrbo or Airbnb. Each community, from Ocean Beach to Cherry Grove and the Pines, has its own rules, crowd and calendar, so I never price the island as one place.
For a Fire Island owner I begin with the community, the ferry and the local rules, then design the mix of seasonal lease, shares, weeks and weekends that suits the house. We set the order in which each is offered and the date by which unsold time moves to the next option.
The service in general is described on my hotel revenue management consulting page; this page covers how I apply it in Fire Island.
