Booking.com optimization for rentals is the work I do to make a property rank, convert and price correctly on Booking.com. I audit the listing, complete the content score, tune photos, rate plans, deals and policies, and make the changes with you on Zoom.
What I plan around in Hallstatt: the postcard lakeside village of Hallstatt and its salt mine, the world's oldest; the Dachstein ice caves and Krippenstein cable car; Bad Ischl's imperial spa heritage as a European Capital of Culture; boating on the Wolfgangsee and Hallstattersee lakes. Guests I price for: International sightseers, many arriving as day-trippers but the overnight market skewing to couples on one to three nights in Hallstatt, Bad Ischl and St Wolfgang. Where I start: Capturing scarce overnight demand at premium rates in an overtourism-pressured village, encouraging longer lake-and-mountain stays, and meeting Salzkammergut registration and tourist-tax rules.
Hallstatt sells mostly through Airbnb, Booking.com and Vrbo. For hosts here I set up PriceLabs or Wheelhouse with a scarcity premium for Hallstatt and lake-view homes, length-of-stay discounts for Bad Ischl and the Wolfgangsee, and December Advent bands, keeping Airbnb, Booking.com and Vrbo aligned. I also review pickup with you before each summer opens.
The service in general is described on my booking.com listing optimization page; this page covers how I apply it in Hallstatt.
