An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Hallstatt: the postcard lakeside village of Hallstatt and its salt mine, the world's oldest; the Dachstein ice caves and Krippenstein cable car; Bad Ischl's imperial spa heritage as a European Capital of Culture; boating on the Wolfgangsee and Hallstattersee lakes. Guests I price for: International sightseers, many arriving as day-trippers but the overnight market skewing to couples on one to three nights in Hallstatt, Bad Ischl and St Wolfgang. Where I start: Capturing scarce overnight demand at premium rates in an overtourism-pressured village, encouraging longer lake-and-mountain stays, and meeting Salzkammergut registration and tourist-tax rules.
For hosts here I set up PriceLabs or Wheelhouse with a scarcity premium for Hallstatt and lake-view homes, length-of-stay discounts for Bad Ischl and the Wolfgangsee, and December Advent bands, keeping Airbnb, Booking.com and Vrbo aligned. I also review pickup with you before each summer opens.
