This is my view of Mammoth Cave. Mammoth Cave and the Kentucky Lakes are family summer markets. Cave tours bring short visits, while Kentucky Lake and Lake Barkley bring week-long lake house stays. The Corvette Museum adds visitors in Bowling Green. Winter is quiet. The mistake I see most is one strategy for both types of home. A lake house and a cabin near the cave entrance attract different guests, book at different times and need completely different stay rules.
For owners here I sort the property first: cave-trip cabin, lake house, or something in between. Then I build a calendar with summer weeks, angler springs and autumn weekends, check that fees and minimum stays fit the guest, and show where the year is losing nights.
