An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Mammoth Cave: Mammoth Cave National Park tours; Kentucky Lake and Lake Barkley boating; Land Between the Lakes recreation; The National Corvette Museum in Bowling Green. Guests I price for: Midwestern and Southern families on week-long lake stays and shorter cave-tour trips around Cave City, Kentucky Lake and Land Between the Lakes. Where I start: Summer lake and cave-season peaks, weekly minimums on lakefront homes, and off-season rate cards that carry the calendar through winter.
For hosts on Airbnb and Vrbo I set PriceLabs or Wheelhouse with Saturday turnover rules for lake houses in summer, short stays for Cave City cabins, and separate seasonal profiles, so a cabin and a lake home are never priced from the same logic.
