An Airbnb pricing strategy is the set of rules that decide what each night is worth: base, minimum and maximum prices, seasons, events, minimum stays, gap nights, last-minute pricing, length-of-stay discounts and channel markups. The tool applies the rules; the strategy is what makes the tool worth having. Smart Pricing is not a strategy, because it optimizes for Airbnb's fill rate and knows nothing about your events or other channels.
What I plan around in Rhodes: Package and charter-flight season; Rhodes Old Town; Beach and watersports demand; Cruise and ferry traffic. Guests I price for: UK, German and Nordic families on 7 to 14 night stays. Where I start: Weekly pricing aligned to charter-flight days, and a firm off-season strategy.
I use PriceLabs or Wheelhouse to align check-in days with charter flights, set seven or fourteen night stays in summer and add premiums for UK and Nordic school holidays. Airbnb, Booking.com and Vrbo share the same rules, so families see consistent options.
